Buying in the GTA means competing well without overpaying. Here is how I keep you on the right side of that line.

  1. We define your real budget

    Not the pre-approval number — the number that still leaves you comfortable after land transfer tax, closing costs, and the maintenance a resale home actually needs. We start here because everything else depends on it.

  2. We narrow the search honestly

    I would rather show you six properties that genuinely fit than sixty that waste your Saturdays. If your must-haves and your budget do not currently overlap, I will tell you early and we will adjust one of them.

  3. We evaluate before we fall in love

    Comparable sales, days on market, why the seller is selling, and what the inspection is likely to surface. Enthusiasm is not a negotiating position.

  4. We write an offer that can win

    Price is one lever. Deposit, closing date, and conditions are the others, and in a competitive offer they often matter more. I will explain the trade-off on each one before you sign.

  5. We close without surprises

    I coordinate with your lender, lawyer, and inspector, and I stay on top of the dates. Most deals that go wrong go wrong in this stretch, from things nobody was watching.
